Operating costs, particularly HVAC costs, are approximately 50% of those of a typical commercial office building. A synthetic overview of the building’s parts has structured an approach to integration which has removed redundancies, lowered operating costs, and created greater spatial and environmental values. It is an office building approached as a series of integrated systems; a flexible machine which can act as a supportive stage for the changing requirements of the contemporary workspace. The design emphasizes a practical approach that captures Microsoft’s corporate sensibilities, expressing an elegant and humane technological image within the surrounding context. Its simple, modern approach achieves distinctiveness through the clarity of elements and functional needs elegantly expressed.
