NWHP Interiors at 180 Dundas
The construction of a condo prompted a change in headquarter location from a standalone King East abode to a downtown central office building in Toronto. The traditional office building gets a calm and modern do-over with select moments that celebrate the raw and unfinished look.

NorthWest Healthcare Properties (NWHP) invests in real estate assets specialized in the health and medical sectors. They sold the building of their previous offices in King East to a condo developer and moved to another one of their properties in a more central downtown location: University and Dundas.  Taking over the whole 11th floor, the existing interiors were completely gutted, including the elevator lobby, washrooms, and the drop ceilings throughout the space. The design leaves the fire-proofed steel structure in the ceiling exposed, painted a medium gray tone and matched with all HVAC ducts and cable trays to form a raw and muted backdrop to the rhythmic and futuristic light fixtures planned for most of the spaces including the open office and the boardrooms.

The overall theme used a mix of refined white, gray and stainless-steel furniture, all the way down to the computer screens. Bright yellow privacy pods punctuate two corners of the open office, providing a quiet and secluded space amidst the open office layout. Private offices are limited to the centre of the floor, closest to the core and away from the perimeter - to maximize light and views for all. For the floor, a micro-cement with a semi-polished finish for rooms, corridors and hallways. The desk zones with workstations have a herringbone-patterned carpet tile throughout. In the reception, lounge and food area, a feature wall made of wood secludes a coat-check and a kitchen. Furniture ranges from luxuriously comfortable lounge seating to a playful melange of chairs in the kitchen.
