Spectrum Square (Phase 1)
This 134,000 square foot office is part of the first phase of build-out within a 1.3 million square foot hybrid office park called Spectrum Square. It is designed with the latest high-performance office practices and technology, and features generous tenant terraces and a special penthouse level design with soaring ceilings and stunning views to impress.

This project is LEED® Gold.

Located on the south-west corner of the Spectrum Square office park, 5015 Spectrum Way has excellent visibility from Eglinton and is less than 100m away from Mississauga's new dedicated miWay Bus Rapid Transit route. The first floor is lifted one level up, freeing up large parts of the ground floor that serves as an open parking space for bikes, HOVs, EVs and accessibility, while providing every office floor with premium elevated views.

The main office lobby is on the north side, while the south side has a retail space fronting the pedestrian path that connects to the larger restaurant/retail cluster to the east, called The Eatery.

The Eatery

The five storeys of office offer tenants a bright, open and highly flexible space to be configured in any possible way. The space is designed with smart building technology embedded in the raised floor, the curtain wall, and the core of the building, working together to provide the most healthy, comfortable and adjustable environment for office work. The latest technology on sun shades and UV-coating on glass ensure that direct sunlight hitting the building causes minimal heat gain in the building, reducing cooling costs year round. This while ensuring that the maximum amount of indirect natural light enters during the day, providing day-long, glare-free illumination and reduces the need for artifical lighting.

Other building features include an extra-high ceiling on the south side of the penthouse floor, and a 40m/135ft wide exclusive-use terrace space for the tenant on the second floor.
