123 Portland is an award-winning mid-rise condominium situated between the established neighbourhoods of King and Queen West, a project that demonstrates how thoughtfully scaled residential development can strengthen Toronto's urban fabric and contribute meaningfully to the city's missing middle.
Drawing on the familiar perimeter block typology found in historic European city centres, the design establishes a grounded, ordered presence at the corner of Portland and Adelaide. The facade is composed of cream-toned piers and recessed window frames that together create a warm, textured depth, a material palette that is at once contextually sensitive and quietly refined.
The ground floor is activated by a hospitality and retail unit at the prominent south-west corner. A setback along Adelaide widens the pedestrian realm and provides partial weather protection, improving the public experience at street level. Residential entry is discreetly located on the quieter Portland Street frontage.
The facade's regular window grid allows flexibility in unit layout from floor to floor. Each window operates as a full-height Juliette balcony, opening inward to bring light and air directly into the suites without encroaching on interior space.
