
The benchmark of sustainable office design in Toronto: Portland Commons is a AAA commercial office designed to the highest standards of sustainability, occupant well-being, and urban integration. The project has achieved LEED Platinum v4 Core & Shell and is targeting WELL Building Gold certification, designed for long-term adaptability and quality of life.
The 56,000 m² AAA commercial office and retail development located between downtown anchors of Victoria Memorial Square, Front Street West, and the WELL district, designed to the highest standards of sustainability, occupant well-being, and urban design that benefits the community.
The 16-storey building replaces a former parking lot with a pedestrian-first public realm that fully preserves and integrates the site's existing heritage structures. The building's stepped form is supported on 21-metre steel struts, cantilevering above the heritage buildings to maintain their presence while opening the ground plane to landscaped walkways, a POPS plaza, an internal pedestrian mews, and a mid-block courtyard. Thirteen landscaped tenant terraces and extensive green roofs enhance biodiversity and reduce the urban heat island effect while connecting occupants to the outdoors at every level.
Inside, floor-to-ceiling glazing ensures deep natural light penetration across occupied floors, with over 90% of spaces having direct access to operable windows. The underfloor air distribution (UFAD) system gives each occupant individual control over temperature and fresh air, while Enwave's Deep Lake Water Cooling and a high-performance building envelope reduce annual heating and cooling energy intensity to 137 kWh/m² or less. The project achieved a 47% reduction in potable water use and diverted 82% of construction waste from landfill.
At street level, Portland Commons strengthens the King-West urban fabric through 6-metre pedestrian walkways, new streetscaping, and a critical through-block connection linking Victoria Memorial Square to the broader neighbourhood. Flexible floorplates, distributed elevator cores, and generous end-of-trip facilities complete a workplace environment that promotes healthier daily life for occupants and a more vibrant, human-scaled streetscape.
