Portland Commons

The new 56,000 sq m tower rises adjacent to the two heritage office buildings with a Courtyard that optimizes the ground plane by creating mid-block connections through the site. Multiple entrance lobbies serve 4 cores/elevator banks providing the opportunity for dedicated tenant entrances and lobbies with enhanced security or corporate branding. More than 1300 sq m of ground floor retail is accessible by Front Street and Portland Street and from within the lobby, animating the streetscape and enhancing the community appeal. The interior office floors range in size from 1859 sq m to 5483 sq m providing a variety of space planning options for tenants. The multiple core design minimizes the need for common corridors, and distributes services (mechanical HVAC, electrical, data) most efficiently across the large floor plates. The building is targeting LEED Platinum Core & Shell, and Commercial Interiors, as well as WELL Building Gold Certification and WiredScore’s Wired Certification- Platinum. Operable windows contribute to the healthy ventilation of the building; Modular raised floor throughout the office space allows for healthier and more energy efficient underfloor air delivery (UFAD) which provides personal control of HVAC for each occupant by easily adjustable personal floor diffusers; The green roof and 13 outdoor terraces ranging from 26 sq m to 845 sq m help to connect occupants to the outdoors, to natural daylight and fresh air for improved occupant health and wellness among other strategies.

“It is evident from our review of the existing Portland Commons design that emphasis has been placed on occupant safety and wellbeing. (The) vision to achieve WELL Gold and LEED Platinum certifications, for the core and shell, demonstrates the priority given to providing a workplace that caters to the health and wellness of its future tenants and occupants. The selected design strategies and technologies such as large open lobbies, touch-less user experience, direct outdoor access to staircases, and thoughtful air quality systems will positively impact the health and wellbeing of building users when compared to a typical commercial building design.”
